Academic year 2011 - 2012

Shorthold Tenancy:

  • 10 months (43 weeks): beginning on Saturday 27th August 2011 @ 12.00 pm
  • ending on Saturday 23rd June 2012 @ 12.00pm

Rent:

All inclusive scale, £362.83 per month payable in advance, per student, assuming 3 students sharing. (£84.38 per week x 43 weeks = £3,628.34 / 10 months).

Includes:

  • Council Tax (students have exemption from this by Plymouth City Council)
  • Water rates
  • Electricity and Gas bills
  • Household Television Licence
  • Broadband 24/7 connection and WiFi network
  • Property and supplied contents insurance
  • Emergency 24 hour service engineer callout (all services covered)

Excludes:

  • BT telephone
  • Personal contents insurance
  • Excess Water/Electricity/Gas costs due to over-use or severe price increases.*

* An estimated annual increase in utility charges is taken account of in the basic rent. Higher than usual increases will have be charged for if this is significantly higher than expected, or for some reason the use of utilities is excessive. To date (some 6 years in respect of this house), NO students have ever had to pay a surcharge. Budget and historical usage figures can be supplied with the rental agreement, as a guide.

Deposit:

£300 per tenant payable in advance to secure house for academic year. All deposits must be received and cleared before the property will be reserved for any one group of prospective tenants.


Basic Terms (more details available in tenancy agreement):

One month in advance, paid monthly. Payments to be drawn on a British Bank, by Standing Order Mandate. First payment must be received in the month before starting tenancy. A Mandate form is supplied to all prospective tenants giving Bank details, amounts, dates and so on.

Deposits will be refunded at the end of the tenancy agreement once a damage and loss assessment has been made on the property. Students will need to furnish the landlord with a suitable forwarding address for the return of the balance of the deposit.

The premises must be made available for inspection once a month at a date convenient to both tenant and landlord. This requirement will be waived where the landlord has already visited during any one month for maintenance purposes.
